Welcome to stay4.rent (“Stay4Rent”, “we”, “us”, or “our”). These Terms and Conditions (“Terms”) govern your access to and use of our website, platform, services, content, booking tools, communication channels, and any related services provided through stay4.rent.
By accessing or using our platform, submitting a booking request, making a payment, contacting a property provider, or using any service made available through Stay4Rent, you agree to be bound by these Terms. If you do not agree to these Terms, you must not use the platform.
1. About Stay4Rent
Stay4Rent is an online platform that helps guests search for and access apartments, holiday homes, and rental units in Dubai offered by third-party property owners, licensed holiday home operators, property management companies, rental companies, or other accommodation providers (“Service Providers”).
Stay4Rent acts as a listing, booking facilitation, communication, and payment support platform. We are not the owner, landlord, tenant, hotel operator, property manager, or direct provider of the listed units unless expressly stated otherwise in writing.
Our role is to help connect guests with Service Providers and assist in facilitating the booking process, including availability checks, price display, payment support, and communication where applicable.
2. Definitions
For the purposes of these Terms:
“Guest” means any individual or entity using the platform to search, inquire, book, pay for, or stay in a listed unit.
“Service Provider” means the third-party company, property operator, property manager, holiday home operator, landlord, or rental company responsible for offering, managing, operating, or providing the listed unit.
“Unit” means any apartment, holiday home, room, residence, or rental property listed or made available through the platform.
“Booking” means a reservation request, confirmed reservation, or rental arrangement made through or with the assistance of Stay4Rent.
“Platform” means the website stay4.rent, including any related pages, forms, booking tools, payment flows, communications, integrations, or digital services.
3. Platform Role and Limitation of Responsibility
Stay4Rent is a facilitation platform only. We do not own, control, manage, inspect, operate, or guarantee every listed unit unless specifically stated.
The Service Provider remains solely responsible for:
The accuracy of property details, photos, descriptions, amenities, availability, pricing, house rules, check-in instructions, check-out instructions, security deposit requirements, guest requirements, maintenance, cleanliness, safety, permits, licenses, and legal compliance.
Stay4Rent does not independently guarantee that any unit will meet a guest’s personal expectations, preferences, or special requirements. While we may assist in communication and issue resolution, the final responsibility for providing the accommodation and related services remains with the relevant Service Provider.
4. Service Provider Compliance
Service Providers are responsible for ensuring that their listed units comply with all applicable laws, permits, approvals, rules, and regulations in Dubai and the United Arab Emirates, including any requirements applicable to holiday homes, short-term rentals, tourism fees, guest registration, building rules, and property management.
By listing or offering a unit through Stay4Rent, the Service Provider represents that it has the legal right, authority, permits, approvals, and capacity to offer the unit for rent.
Stay4Rent may request supporting documents, permits, trade licenses, property approvals, or other compliance documents from Service Providers, but we are not responsible for independently verifying all legal obligations unless required by applicable law.
5. Booking Requests and Confirmation
Submitting a booking request does not automatically guarantee confirmation. A booking is confirmed only when:
The unit is available;
The Service Provider accepts or confirms the booking;
The required payment, deposit, or prepayment is completed where applicable; and
Stay4Rent or the Service Provider issues a confirmation by email, WhatsApp, dashboard notification, or any other approved communication method.
Stay4Rent reserves the right to cancel or refuse any booking request if there is suspected fraud, incorrect information, pricing error, payment failure, non-compliance with guest requirements, availability change, or violation of these Terms.
6. Guest Information and Accuracy
Guests must provide accurate, complete, and up-to-date information when submitting inquiries, booking requests, payments, or identity details.
The Guest is responsible for ensuring that all names, contact details, nationality details, number of guests, stay dates, arrival time, and required documents are correct.
Stay4Rent or the Service Provider may request identification documents, passports, Emirates IDs, payment proof, or any other documents required by law, building management, security, or the Service Provider’s internal policy.
Failure to provide required information or documents may result in delayed check-in, cancellation, denial of access, or additional charges.
7. Pricing, Fees, and Taxes
Prices displayed on Stay4Rent may include or exclude certain fees depending on the unit, Service Provider, booking type, and applicable rules.
Possible charges may include, but are not limited to:
Rental amount;
Cleaning fee;
Service fee;
Tourism Dirham or applicable tourism charges;
Security deposit;
VAT, where applicable;
Early check-in or late check-out fees;
Extra guest fees;
Maintenance, damage, replacement, or penalty charges;
Payment gateway or bank processing fees.
The final payable amount will be shown or communicated before payment whenever possible. However, some additional charges may be applied by the Service Provider according to its own terms, building rules, or guest conduct during the stay.
8. Payments
Payments may be processed directly by Stay4Rent, through a third-party payment gateway, by bank transfer, by payment link, or directly through the Service Provider depending on the booking arrangement.
By making a payment, the Guest confirms that they are authorized to use the selected payment method and that all payment details provided are accurate.
Stay4Rent is not responsible for delays, failed transactions, bank charges, exchange rate differences, card issuer fees, or payment gateway errors outside our reasonable control.
A booking may not be confirmed until the required payment has been successfully received and verified.
9. Security Deposit
A security deposit may be required before check-in or upon arrival. The amount, payment method, holding period, refund process, and deduction conditions are determined by the relevant Service Provider.
The security deposit is usually intended to cover damages, missing items, excessive cleaning, unpaid charges, fines, penalties, smoking violations, late check-out, key loss, access card loss, or breach of house rules.
Stay4Rent is not the final decision-maker regarding security deposit deductions unless expressly stated in writing. The Service Provider determines whether deductions apply based on its inspection, policies, evidence, and applicable terms.
Any refund of the security deposit may take time depending on the Service Provider, bank, payment method, card issuer, or payment gateway.
10. Security Deposit Refund Timing
Security deposit refunds, where applicable, are generally processed after check-out and after the Service Provider completes its inspection of the unit.
The minimum expected refund timeline is usually 2 to 4 business days before the amount is released or initiated, but the actual time may vary depending on the Service Provider, inspection process, bank processing time, payment method, and any pending claims or disputes.
Stay4Rent does not guarantee an exact refund date unless the refund is fully under our direct control.
11. Discounts, Offers, and Promotions
Any discounts, offers, promotional rates, coupon codes, or special pricing are subject to availability, eligibility, booking conditions, and the Service Provider’s approval.
The final discount amount, if any, will be determined only after confirmation from the relevant Service Provider.
Stay4Rent does not guarantee that any discount, promotional price, or special offer will remain available until the booking is confirmed and payment is completed.
Service Providers may change, withdraw, reject, limit, or modify discounts at their discretion before final confirmation.
12. No Responsibility for Provider Discounts
Stay4Rent does not participate in, control, guarantee, or assume responsibility for any discount, price reduction, compensation, refund, waiver, or promotional offer decided by a Service Provider.
If a Guest has a complaint regarding a discount, promotion, price change, or special offer, Stay4Rent may assist in communication; however, the final decision remains with the Service Provider.
13. Check-In and Check-Out
Check-in and check-out times are determined by the Service Provider and may vary between units.
Guests must follow all check-in instructions provided by Stay4Rent or the Service Provider, including identity verification, deposit payment, access procedures, building security requirements, and house rules.
Early check-in and late check-out are not guaranteed and may be subject to availability and additional charges.
Failure to check out on time may result in extra charges, penalties, deduction from the security deposit, or other actions by the Service Provider.
14. Guest Conduct and Responsibilities
Guests must use the unit responsibly and comply with all house rules, building rules, community rules, Dubai laws, and instructions provided by the Service Provider.
Guests must not:
Use the unit for illegal activities;
Cause nuisance, disturbance, excessive noise, or damage;
Host unauthorized parties or events;
Exceed the permitted number of occupants;
Smoke in non-smoking units;
Bring pets unless expressly allowed;
Tamper with safety devices, locks, cameras, Wi-Fi equipment, access cards, or utilities;
Sublet, assign, or transfer the booking to another person without approval;
Violate building, community, or security rules.
The Guest is responsible for any damage, loss, penalties, fines, complaints, or costs caused by the Guest or their visitors.
15. Unit Condition, Photos, and Descriptions
Stay4Rent and Service Providers aim to present units accurately. However, photos, descriptions, layouts, views, furniture, amenities, and surrounding conditions may vary from time to time due to maintenance, upgrades, replacements, lighting, photography angles, or changes made by the Service Provider.
Minor differences between the listing and the actual unit do not automatically entitle the Guest to cancellation, refund, compensation, or relocation.
If there is a major issue with the unit, the Guest must notify Stay4Rent and/or the Service Provider as soon as possible, preferably before using the unit extensively, so that the issue can be reviewed and addressed.
16. Maintenance and Service Issues
During the stay, maintenance or service issues may occur, including but not limited to air conditioning, plumbing, electricity, internet, appliances, elevators, building facilities, swimming pools, gyms, parking, or external services.
The Guest must report any issue promptly to Stay4Rent or the Service Provider.
Stay4Rent may assist by contacting the Service Provider, but the responsibility to inspect, repair, replace, compensate, or resolve unit-related issues remains with the Service Provider.
Stay4Rent is not liable for temporary interruptions or failures caused by building management, government authorities, utility providers, internet providers, maintenance contractors, or events outside our reasonable control.
17. Guest Complaints and Dispute Assistance
Stay4Rent may assist Guests and Service Providers in resolving complaints, misunderstandings, or service issues.
However, Stay4Rent is not a court, arbitration body, regulator, legal representative, landlord, property operator, or final dispute resolution authority.
Any complaint related to the unit, service quality, damage claims, deposit deductions, discounts, check-in issues, maintenance, cancellation, refund, or guest behavior will be handled according to the Service Provider’s applicable terms, evidence, and decision, unless applicable law requires otherwise.
Stay4Rent may help facilitate communication between the Guest and the Service Provider, but we do not guarantee a specific outcome.
18. Cancellation and Refund Policy
Cancellation and refund rules vary depending on the unit, Service Provider, rate type, season, booking dates, and promotional conditions.
Before confirming a booking, the Guest should review the applicable cancellation policy communicated on the listing, invoice, payment page, booking confirmation, WhatsApp message, email, or Service Provider terms.
Refunds, if approved, may be subject to:
Service Provider approval;
Cancellation deadlines;
Non-refundable rates;
Payment gateway fees;
Bank charges;
Currency conversion differences;
Administrative or service fees;
Tourism or government charges already incurred.
Stay4Rent does not guarantee refunds for cancellations, no-shows, early departures, change of mind, visa issues, flight delays, personal circumstances, or failure to comply with check-in requirements, unless expressly stated or required by applicable law.
19. Changes to Bookings
Any request to change booking dates, unit type, guest number, check-in time, check-out time, or other booking details is subject to availability and Service Provider approval.
Additional charges may apply. A change request is not confirmed until written confirmation is issued by Stay4Rent or the Service Provider.
20. Provider-Initiated Cancellations or Changes
In rare cases, a Service Provider may cancel or modify a confirmed booking due to maintenance, licensing issues, emergency repairs, force majeure, safety concerns, double booking, property sale, building restrictions, or other operational reasons.
Where possible, Stay4Rent may assist in finding an alternative unit or facilitating a refund according to the Service Provider’s policy and applicable law. However, Stay4Rent shall not be liable for indirect losses, travel costs, emotional distress, missed flights, lost business, or other consequential damages caused by Provider-initiated changes.
21. Guest Eligibility
Guests must be at least 18 years old and legally capable of entering into a binding agreement.
By using the platform, the Guest confirms that they are booking for lawful personal or business travel purposes and not for any prohibited, fraudulent, or unlawful activity.
Stay4Rent or the Service Provider may refuse a booking where there are reasonable concerns about fraud, safety, misuse, underage booking, incomplete documents, payment risk, or violation of these Terms.
22. Third-Party Service Providers
The platform may include or involve third-party services such as property operators, cleaning companies, maintenance providers, payment gateways, communication tools, identity verification providers, maps, analytics, or customer support tools.
Stay4Rent is not responsible for the acts, omissions, delays, errors, policies, charges, or service failures of third parties outside our reasonable control.
23. Reviews, Ratings, and User Content
Guests may be allowed to submit reviews, ratings, comments, photos, or feedback.
By submitting content, the Guest grants Stay4Rent a non-exclusive, worldwide, royalty-free right to use, display, reproduce, edit, publish, translate, and distribute such content for platform, marketing, service improvement, and customer support purposes.
Guests must not submit false, abusive, defamatory, offensive, illegal, misleading, or privacy-violating content.
Stay4Rent may remove or moderate content at its discretion.
24. Prohibited Use of the Platform
Users must not:
Use the platform for fraud, scams, money laundering, illegal activity, or misleading conduct;
Copy, scrape, reproduce, or misuse platform content;
Interfere with platform security or operation;
Submit false booking requests or fake documents;
Bypass Stay4Rent to avoid applicable fees after being introduced to a Service Provider through the platform;
Misrepresent identity, authority, or payment details;
Use the platform in a way that harms Stay4Rent, Service Providers, Guests, or third parties.
Stay4Rent may suspend, restrict, or terminate access for violations of these Terms.
25. Limitation of Liability
To the maximum extent permitted by applicable law, Stay4Rent shall not be liable for:
Actions or omissions of Service Providers;
Incorrect property descriptions provided by Service Providers;
Security deposit deductions made by Service Providers;
Discounts, refunds, or compensation refused by Service Providers;
Unit maintenance issues;
Building facility closures;
Noise, construction, neighborhood conditions, or third-party disturbances;
Guest misconduct;
Payment gateway delays or bank charges;
Loss of personal belongings;
Indirect, incidental, special, punitive, or consequential damages;
Loss of profits, business, opportunity, enjoyment, data, or goodwill.
Stay4Rent’s total liability, where liability cannot legally be excluded, shall be limited to the amount of service fees actually received by Stay4Rent in relation to the disputed booking, unless applicable law requires otherwise.
26. No Warranty
The platform and its content are provided on an “as is” and “as available” basis.
Stay4Rent does not warrant that:
The platform will always be available or error-free;
All listings will be accurate at all times;
All units will meet every guest expectation;
A booking request will always be accepted;
A discount, refund, or deposit release will always be approved;
Any issue will be resolved in a specific way or timeframe.
27. Indemnity
The Guest agrees to indemnify and hold harmless Stay4Rent, its owners, employees, contractors, partners, and affiliates from any claims, losses, damages, penalties, liabilities, costs, or expenses arising from:
The Guest’s breach of these Terms;
Misuse of the platform or unit;
Damage caused to a unit or building;
Violation of laws, building rules, or house rules;
False information or documents;
Disputes with Service Providers or third parties;
Actions or omissions of the Guest or their visitors.
28. Personal Data and Privacy
Stay4Rent may collect and process personal information for booking, payment, communication, identity verification, customer support, legal compliance, security, fraud prevention, marketing where permitted, and platform improvement.
Personal data may be shared with Service Providers, payment processors, verification providers, support tools, legal advisors, regulators, or authorities where necessary for booking performance, compliance, dispute handling, or lawful requests.
Use of the platform is also subject to our Privacy Policy, which should be read together with these Terms.
29. Communication
By using the platform, the Guest agrees that Stay4Rent may contact them through email, phone, WhatsApp, SMS, platform messages, or other communication channels for booking, support, payment, verification, offers, or service-related purposes.
Guests are responsible for monitoring communication channels and responding promptly when needed.
30. Intellectual Property
All website content, branding, logos, text, layout, designs, software, images, icons, and platform materials owned or licensed by Stay4Rent are protected by applicable intellectual property laws.
Users may not copy, reproduce, distribute, modify, sell, exploit, or use Stay4Rent materials without prior written permission.
Property photos and descriptions may be owned or provided by Service Providers and may not be reused without permission.
31. Availability and Platform Changes
Stay4Rent may update, modify, suspend, improve, restrict, or discontinue any part of the platform at any time without prior notice.
We may also update listing formats, booking processes, payment methods, service fees, policies, and support procedures from time to time.
32. Force Majeure
Stay4Rent shall not be responsible for any delay, failure, cancellation, interruption, loss, or damage caused by events outside our reasonable control, including but not limited to natural disasters, fire, flood, pandemic, government restrictions, war, civil unrest, strikes, utility failures, internet outages, building emergencies, regulatory changes, payment system failures, or actions by third parties.
33. Governing Law and Jurisdiction
These Terms shall be governed by and interpreted in accordance with the laws of the United Arab Emirates as applicable in the Emirate of Dubai.
Subject to any mandatory consumer protection rules or applicable dispute resolution requirements, the courts of Dubai, United Arab Emirates, shall have jurisdiction over disputes arising from or related to these Terms, the platform, or any booking made through Stay4Rent.
34. Amendments to These Terms
Stay4Rent may update these Terms from time to time. The updated version will be posted on the platform with a revised “Last Updated” date.
Continued use of the platform after changes are posted means that the user accepts the updated Terms.
